Terms and conditions

For your peace of mind (and ours!) we do have a few conditions that apply to your booking. By making a booking you are agreeing to abide by these conditions so please take time to read through them.

Contract and general terms
The contract is between you and the owners of South Voe, Harry and Wendy Clarke. Your booking can only be accepted from persons over 18 years of age and for holiday purposes only unless otherwise agreed in writing.

Your Booking
Unless otherwise agreed, the house is booked from Saturday to Saturday. Dates for short break bookings will be agreed at the time of enquiry. The number of people occupying the house must not exceed the number stated on the booking form. Occasional overnight guests are only permitted if agreed with us in advance; there is a surcharge of £25 per week to reflect the laundry costs and extra cleaning.

Arrival/ departure times
Directions to Walls from Sumburgh and Lerwick are on the information sheet that will be sent to you. The house is available for occupation from 16.00 hours on the first day of your holiday and must be vacated by 10.00 hours on the last day. The hirer must undertake to vacate the property at the termination of the let.

Deposit
In order to secure your booking, we require a deposit of £150 per week together with your booking form. Short breaks are payable in full at the time of booking.

Payment of balance
The balance is payable 6 weeks before the start of your holiday or when the booking is made if within 6 weeks of the start date.

Payment method
We prefer payment by bank transfer but also accept payment by cheque.

Cancellation policy
Cancellations must be received in writing. Cancellations made before 6 weeks of the start of your holiday will result in the loss of the deposit. Cancellations made later than this may result in the loss of the full rental amount. In the event of a cancellation, we will try to re-let the house. If we are successful we will refund the balance less an administration charge of £25, at our discretion. As we cannot guarantee that we will be able to re-let the house, we recommend that you take out your own holiday insurance.

In the event that the house becomes unavailable due to circumstances beyond our control (e.g. fire, theft or damage), our liability will be limited to the amount of any payments received, which we will refund in full.

Good Housekeeping
You are required to take all proper and reasonable care of the house, its furniture, pictures and effects and to leave the house in the same clean and tidy condition at the end of the rental period as at the start. The 'named' person on the booking form will be held responsible for the full cost of any damages, breakages or exceptional cleaning.

If staying for a two week period, or more, then a change of towels and/or linen is available. Cleaning may be organised and paid for by you by local arrangement with our agent.

We ask our guests not to wear outdoor shoes indoors so please remove and leave in the porch, where there is good storage.

Please adhere to our policy of STRICTLY NO SMOKING within the house. This includes e-cigarettes.

Pets
We do not accept pets (sorry!) due to the area being surrounded by working crofts.

Broadband
WiFi Broadband is available free of charge but is subject to the following restrictions: a) you agree to use the internet responsibly and not to access illegal or offensive websites; b) parents are responsible for supervising their children's use of the internet. Details of how to connect to the internet will be made available on arrival.

Heating
The cost of central heating and electricity is included in the rental price. The heating system will be set on a timer appropriate for the season to ensure that you are comfortable. You must not adjust these settings. There is a central thermostat in the hallway and individual thermostats in the bedrooms. A basket of peat for the stove is also included.

Complaints
We hope that you have no cause for complaint during your stay, but in the event that there is a problem, you must contact us immediately to give us an opportunity to rectify the problem. If you feel that the problem has not been resolved, you must notify us of your complaint in writing within 7 days of the end of your stay.

Liability
In the absence of negligence on our part, the use of the house and its facilities is entirely at your own risk.
